1. Purpose of this agreement
This agreement sets out the expectations, responsibilities and safety acknowledgements for anyone staying at Butterfly Lane. By booking and staying with us, you confirm that you understand the nature of the property, accept these terms, and agree to take responsibility for your own actions while on the land.
2. Understanding the property
Butterfly Lane is an off-grid tiny home located on rural land at the base of Mount Chincogan. By staying here, you acknowledge that:
You are in a natural environment with uneven ground, wildlife, insects, livestock and changing weather conditions.
The home uses off-grid power, filtered tank water and a composting toilet, which operate differently to urban systems.
Outdoor features (bath, fire pit, pathways, timber decking, steps) carry inherent risks.
Mobile reception can be limited and emergency response times may be slower than in suburban areas.
You accept these conditions as part of the unique experience of staying on the property.
3. Safety and personal responsibility
You agree to:
Use all indoor and outdoor facilities carefully and as instructed in the House Guide.
Take full responsibility for your safety when using the outdoor bath, fire pit, gas stove, timber stairs and any equipment.
Never leave open flames, candles, incense or the fire pit unattended.
Supervise all pets and children at all times (if applicable).
Follow all fire warnings, weather alerts and instructions provided by us.
Butterfly Lane is not liable for injuries, accidents or losses that arise from misuse, neglect, or failure to follow instructions.
4. Damage, loss and extra cleaning
To keep the tiny home running smoothly for future guests, you agree that:
You are financially responsible for any damage, breakage or loss caused by you, your guest(s) or your pet(s).
This includes (but is not limited to) furnishings, timber surfaces, décor, appliances, bedding, outdoor equipment, the honesty box items, and any structural aspects of the home.
You authorise Butterfly Lane to recover the reasonable cost of repair, replacement or deep cleaning.
If damage results in cancelled or delayed bookings, you may also be responsible for associated losses.
We’ll always be fair – but we will also protect the home.
5. Fire pit and outdoor bath use
By using the outdoor bath or fire pit, you acknowledge and accept that:
You do so at your own risk.
You will monitor the fire pit at all times while burning.
You will fully extinguish the fire before leaving the area or going to bed.
You will check local fire bans before lighting a fire.
You will take care when moving around outdoor areas at night due to low light and uneven ground.
6. Wildlife and natural surroundings
You acknowledge that:
Wildlife and insects are part of the environment and may appear around the property.
You will keep food sealed and stored.
You will not approach or feed wildlife or livestock.
The presence of wildlife is not considered a fault, defect or reason for a refund.
7. Pets (if applicable)
If bringing a pet, you agree that:
Pets must be well-behaved, supervised and never left alone inside or outside the tiny home.
Any pet-related damage or excessive cleaning will be charged to you.
Pets must not be allowed on furniture or bedding.
Pets must not disturb local wildlife or livestock.
8. Respecting the property and the land
You agree to:
Treat the home, the land and its natural surroundings with care and respect.
Dispose of waste properly using the bins provided.
Only place natural waste and toilet paper in the compost toilet.
Follow the honesty box system for any items used or taken.
9. Liability and indemnity
By booking and staying, you agree that:
You are responsible for your actions and the actions of anyone in your booking group.
Butterfly Lane is not liable for personal injury, loss, theft or damage to your belongings.
You indemnify Butterfly Lane against claims, damages or expenses arising from your stay where caused by your misuse, negligence, breach of rules or failure to follow instructions.
This clause is designed to protect the owners against avoidable incidents and guest negligence.
10. Emergencies
In the event of an emergency:

11. Agreement and acceptance
By signing or accepting this agreement during the booking process, you confirm that:
You have read and understood these terms
You accept responsibility for your safety and behaviour
You agree to cover costs for damage or breaches
You understand the nature of the property and the environment you are staying in.
